Management
When you
decide to let your property, employing Dickinson Harrison
to handle the letting for you can give you piece of
mind. You can trust us to protect your interest by dealing
responsively with the procedures involved in letting
and subsequent management. You can let a property under
an Assured Short Hold Tenancy agreement, which will
allow you to get the property back empty by giving formal
notice of 2 months after the first 6 months tenancy
has elapsed.
Before you let out your
property, we will visit the address and give you advice
on any action you may need to take before you let the
property. This includes any repairs and refurbishments
that may be required for a let. We will also give you
advice on the level of rent you should expect.
If there is no evidence of any safety
checks for the gas and electrical services etc we will
carry this out with your agreement. Gas Safety and Energy
Performance Certificates are required by law
During the tenancy Dickinson
Harrison will arrange for any routine maintenance work
to be carried out up to a limit of £100.00, we
will refer expenditure above this limit to you for approval.
We will also respond promptly to any tenants enquiries.
Finally we will monitor the rent payment and take reasonable
steps to prompt payment of any money owed.
Before the tenancy expires
we will give you advice on your options including reviewing
the rent payment, if you wish to end the tenancy we
will serve the correct notices on the tenant, check
the condition of the property and any contents, and
discuss any repairs with you before giving the bond
back or arranging for repairs
Finally we will collect
the relevant keys and ensure that the property is secure.

Block
Management
Dickinson Harrison has
vast experience in managing blocks of apartments. Our
objective is to manage your apartment block in the following:
- Arrange tenders
for any major maintenance or repairs to the fabric
of the block and serve the statuary notices on the
leaseholder advising them of the work, the total cost
and the process to be taken.
- Claim services
charges from each leaseholder to cover the annual
outgoings of the maintenance of the block.
- Arrange insurance
cover for the block, manage claims and collect premiums
due as part of the service charge.
- Arrange the
cleaning and general maintenance of the common areas.
- Serve a notice
on any individual lease holder who is in breach if
the terms of the lease.
- Act on the
freeholders behalf if there is any referral to the
lease hold valuation tribunal or to the county court
through the necessary legal advisors
- We also have
undertaken on many occasions the formulation of a
Right To Manage Company.
